In a broad effort to improve urban safety and municipal planning, the Saudi Ministry of Municipalities and Housing issued rules on individual shared accommodation nationwide.<\/strong><\/p>\n The newly formulated regulations requires that all new communal dwelling complexes are kept at least 300m away from educational and healthcare facilities.<\/p>\n The framework set minimum boundaries based on spatial, infrastructure, and security requirements in an attempt to incorporate high-density dwelling zones into municipal plans smoothly.<\/p>\n Amongst other special and infrastructure-oriented stipulations is the prohibition of placing all group housing buildings within 300 meters distance from a hospital or a school.<\/p>\n The structures also should be placed alongside a minimum width main or access road that is at least 20 meters across to provide immediate proximity to the public transit system.<\/p>\n With respect to car parking, residents would be offered at minimum one space every 40 inhabitants alongside accommodation for 50% capacity with busses, and disabled access close to main building entrances and elevators. The building design, should not permit a direct view to a neighboring apartment or house.<\/p>\n Shared housing classification and transitional deadline<\/strong><\/p>\n The ministry has put three types of functional divisions in classifying shared individual housing buildings:<\/p>\n First group type covers freestanding, multi-story homes with maximum 23-meter height limits off the ground.<\/p>\n Second building group type concerns in masse compounds like apartment complexes or detached villas enclosed within perimeter walls with guards and control posts.<\/p>\n The third is of construction-style temporary prefabricated cabins, for construction sites only and is license-limited at 1 year to be renewed.<\/p>\n Transitional period for existing complexes<\/strong><\/p>\n For authorized holders to be prepared smoothly for these regulations, they will be given at minimum a one-year period or until the exhaustion of the original permit to adopt necessary security and technical apparatus upgrade.<\/p>\n Existing, prior granted licenses have an exception for the 300-meter special clause under all health and safety compliance codes.<\/p>\n<\/div>\n
